The home buyer should plan to be present at
the time of inspection, not only to confirm that the inspection
has been completed to his or her satisfaction, but also to
observe first-hand any significant problems or defects.
A complete and detailed inspection normally
takes at least two or three hours, depending
upon the size, age, and condition of the house. You don't
necessarily need to be present for the entire inspection, but
should at least be there when the inspector is finishing up, so
that he can review his findings with you. Some inspectors will
issue a computer-generated report on the spot, but in my opinion,
it is better for the home buyer if the inspector has time to sit
down, review and organize his notes, and then write his report.
The inspection includes an examination of over 200 items, and it
really does take some thought, time, and effort to put together a
report that explains everything clearly and in detail. Within one
or two working days, the inspector will fax his report to the
purchaser and also to the buyer's agent (if desired). Even after
the inspection, the inspector is available and willing to answer
any questions you may have.
